You have probably seen many flyers, mailers and advertisements. Some come from “rogue agents/company”.
The following are Real Samples of flyers/mailers posing as “buyers”. Beware of baits/lures like these! Don’t get hooked !!!.
In colloquial terms, the above are what we call “Ah Beng Flyers”. Buyers won’t spend money in printing and distributing these flyers. They are distributed by “rogue agents/company”, posing as genuine buyers ! Note: These Flyers are not legal. However, some rogue agents that still use them!.
Hand written texts and attractive terms like High Cash, immediate 5K deposit, Can wait 7 months are used to lure potential sellers. Some Owners thought they are genuine urgent buyers and unknowingly took these baits and got hooked by responding to these Ah Beng flyers. There is this Saying : if you respond to Ah Beng Flyer, you will get a Ah Beng Agent. When the owner called the number on the flyer, these agents will capture his or her contact number. Then they use another mobile number (different from flyer) to contact/sms the owner with another bait.
DON’T CALL THE NUMBER ON THESE AH BENG FLYER AND DONT GET SUCH AGENTS WITH BAD WORK ETHICS. Just remember: IF IT SEEMS TOO GOOD, USUALLY IT IS NOT TRUE.
B) FREE / LOW PRICE INTERNET WEB-PORTALS.
Some DIY Web-Portals allow you to advertise your property directly at their website for free or low cost. The TRUTH is that their traffic are usually very low or wrong target audience. You will list your property with your contact number. And your contact number may be collected by Property Companies and entered into their FSBO (For-Sale-By-Owner) databases.
